郑州郑东新区商业空间布局研究

【摘要】：随着城市化进程的不断推进和发展,城市化程度越来越受到人们的重视。优化城市结构、缓解老城区压力、拓展新城区建设是当前城市规划和建设的关键。在城市化越演越烈、城市新城区不断扩展的今天,我们不难发现城市新城不同程度地出现了商业冷清、居住率低、人流聚集少等难题。白天人们进入新区工作,晚上远离这里,城市新城缺少生活的气息,缺乏商业的氛围,缺失一种城市的活力。这些除了与新城自身资源短缺、发展时间短、开发时序等因素有关外,还与城市新区在建设时没有能统筹商业用地规划和布局有关。新城区在开发时往往忽略了将商业用地布局融入新城的规划和建设中,忽视了将优化的商业空间布局和用地规划作为城市新区有力发展的核心推动力之一。郑东新区作为郑州市拓展新城区、推进城市化建设的先行区域,其发展已初具规模,但同时也体现出新城在规划和建设中存在对商业空间规划不足的问题。本文旨在以郑东新区建设发展为例,以其城市运行现状、用地规划布局和商业用地发展的实际情况出发,以工作实践为研究基础,在前期大量调研的基础上,根据郑东新区商业用地布局和业态构成的实际情况,揭示和分析郑东新区商业空间规划存在的不足和原因,探索城市新区商业用地布局改进和发展的途径,结合城市新城的商业规模、特定功能区域的消费需求、城市交通网络、文化娱乐配套商业设施、社区商业规划等方面,对郑东新区商业空间布局和业态构成进行优化设计,总结商业空间开发类型,使优化的商业空间布局能更有利地推动城市新城的长远发展,不断增强新区的核心竞争力。
[Abstract]:With the continuous advancement and development of urbanization, people pay more and more attention to the degree of urbanization. Expanding the construction of new urban areas is the key to the current urban planning and construction. With the increasing urbanization and the continuous expansion of new urban areas, it is not difficult to find that the new city of the city has appeared commercial desolation to varying degrees. People enter the new area to work during the day and stay away from it at night. The city lacks the breath of life and the atmosphere of business. Lack of vitality of a city. These factors are related to the shortage of resources, the short development time, the timing of development and so on. It also has something to do with the lack of overall planning and layout of commercial land in the construction of the new urban area, which often ignores the integration of the layout of commercial land into the planning and construction of the new town. The optimization of commercial space layout and land use planning is neglected as one of the core driving forces for the development of new urban areas. Zheng Dong New District, as a leading area in Zhengzhou to expand new urban area and promote urbanization construction, has taken shape in its development, but at the same time, it also reflects the problem of insufficient planning of commercial space in planning and construction of New Town. The purpose of this paper is to take the construction and development of Zheng Dong's new area as an example, to start from the actual situation of its urban operation, the layout of land use planning and the development of commercial land, to study on the basis of working practice, and on the basis of a large number of previous investigations. According to the actual situation of the layout and form of commercial land in Zheng Dong New District, this paper reveals and analyzes the shortcomings and reasons of commercial space planning in Zheng Dong New District, and explores the ways to improve and develop the layout of Commercial Land in New Urban area. Combined with the commercial scale of the new city, the specific functional areas of consumer demand, urban transport network, cultural and entertainment supporting commercial facilities, community business planning and so on. This paper optimizes the layout and structure of commercial space in Zheng Dong New area, summarizes the types of commercial space development, and makes the optimized commercial space layout more advantageous to promote the long-term development of the new city. Continuously enhance the core competitiveness of the new area.
